Yes the legendary white buffalo of the mortgage industry does exist. For those who qualify and have good credit, minimum mid FICO of 680, you can obtain 100% financing for investment properties. Why would you want to consider the use of this product? One word, leverage, use someone else’s money to make money for yourself.
The conventional financing world will require you to put 10% down plus closing costs. The closing costs at 10% down will contain at least 2.5 points plus all of the normal costs that are associated with a closing. Therefore, you can expect to pay anywhere between 3.5 to 5 points in closing costs. This brings your total out of pocket expense to at least 13.5% and more likely 15%. On top of this, if you put less than 20% down you will also have to pay property mortgage insurance, commonly referred to as P.M.I. .
With my 100% financing program you still have to pay closing costs, however there are no points charged just because it is an investment property; also referred to as a non-owner occupied property in the mortgage industry. There is a two year pre-payment penalty, but you can buy it off if you wish. To buy it down to a 1 year is 1 point and to remove it entirely is 3 points. This program also allows the seller to contribute up to 3% towards closing costs. Therefore, if you find the right property and want to purchase it for a long term rental you would have very little out of pocket expense. On the other hand if you are looking to buy and sell within the first 12 months, expect to pay 4 to 5 points out of pocket. Furthermore this program does not require P.M.I..
Compared to the traditional way of financing this method would allow you to purchase 3 properties instead of 1 or diversify into other investment opportunities.
