I want to use my Las Vegas condo as my primary or secondary (vacation) residence.


Please stop for a moment and grab a pen and paper to jot down some notes as you consider the following questions. This will help you formulate a needs and wants list from which you can work in finding your new condominium.

If your using it for personal purposes you have many lifestyle choices and variations on those choices.

Among the lifestyle decisions are:

1) Do I want to live in a hotel? relax in the spa
Yes, that is now an option. So if you like feeling you are always on vacation and like hanging out with the tourists at the pool, you now canown your own hotel suite or penthouse.

2) Do I want to be in the center of the tourist area “The Strip?” 
The Strip and downtown are right in the action. You can purchase a full time ownership condo in these areas and have two worlds at your doorstep, the quiet sanctuary of your own condominium and the electrifying pulse of the 24 hour fast lane of Las Vegas.

3) Do I want to live a little away from “The Strip” but still close? 
Then you may want to consider the New South Strip area or Condo complexes developing within blocks of the tourist areas.  This takes some of the people pressure off and yet can put you within a few blocks of all the action.

4) Do I want a residence in Las Vegas but not near the tourist areas?
 Las Vegas has some great residential areas completely away from the tourist Mecca’s.  Many of these condos can be found around lakes or golf courses and can even have views of the fabulous Las Vegas skyline.  And you are just a short dive to your favorite hotspots.

5) Do I want to live in a high-rise, mid-rise or low-rise condo? This question can is a bit more difficult.  Las Vegas condominiums come in a number of configurations and price ranges.  Most condo’s here run from about $1,200 a square foot to about $160 per square foot.  The location, quality and level of services and the amenities are all factors in the pricing of each project. So to start I suggest you pick a price and see what you can get. Try and pick a price that is realistic for your budget but shows you the most you can get for your dollar. Start at your highest price point and then reduce your cost and expectations to see where your balance of quality, local and amenities are.
Remember that as an alternative, most single family homes are under $200 per square foot and this could always be an alternative for your home. There are residential P.U.D.’s where the yards are all cared for by the homeowners associations and you can lock and leave just like a condo.
 
6) Do you have pets that live with you, type, size and weight?

7) How much cash do you have to invest with the closing costs?
Your initial investment dollars will dictate what you can purchase.  Most sales organizations require a 20% cash deposit on the unit and then you wait 2 to three years to close and occupy a newly built project.

8) How much would you like your maximum purchase price to be?

 Examples: office, bed/baths, deck, etc.?

10) What will be your parking requirements?
Most complexes offer one to two dedicated parking spaces, some offer garages in the parking structure, others are
valet only and condo-tels generally have no dedicated parking stalls.

11) What amenities are important to you on the property?
 Examples: pools, cabanas, workout facilities, business facilities, club houses, etc.?

12) What services do you require?
 Examples: valet, concierge, housekeeping, spa, etc.?
