This group of Las Vegas high-rise and luxury condos are in the planning stages. Some of these condo projects in the lower red section have been either canceled totally or set aside for development at a later date. I you MUST be one of the very first to purchase in a project then this is the area to shop and become familiar with. These projects range from nothing more than an idea with a piece of land to final approval stages with various government entities. All Las Vegas condo projects must go through this stage before they can start taking reservations or making pre-sales. Aqua Blue was to be a 46-story Las Vegas high rise located near the famous Las Vegas Strip, just behind Bally's Casino. World famous NBA superstar Michael Jordan backed the $600 million dollar project with a proposed 65,000 square foot Michael Jordan Athletic Center and planned on expanding his restaurant businesses by adding a Michael Jordan Steak House and Michael Jordan’s 23 to the Aqua Blue High Rise.
The project developer cites increased construction costs as the primary reason for the cancellation. The high rise was over 50% sold out and refund checks will be sent back to buyers shortly via Nevada Title. |

May 12, 2006 -Mr. Peter Morton has an agreement to sell the Hard Rock Hotel & Casino in Las Vegas to Morgan Hotel Group. Morgan is also partnering with Boyd Gaming at Echelon Place. Morgans Hotel Group owns the hotel brands Delano and The Shore Club in Miami Beach and the Royalton & Hudson in New York, Mondrian in L.A and Scottsdale, Clift in San Francisco and Sanderson & St. Martin's Lane in London. They acquired 41 acres total which includes the 23-acre544-unit apartment complex to the west that is next to the old Las Ramblas site (now owned by the "W" hotel). The deal is expected to close in the first quarter of 2007. MHG could joint venture or sell some of its land.
A falling-out between Hard Rock Hotel owner Peter Morton and a prospective partner in a $1 billion condo project was behind Morton's decision to sell the property, sources say.
Last week's announcement that Morton was considering offers came out of the blue for most of the employees.
But word started circulating two months ago among gaming kingpins that Morton's equity partner had pulled out.
"He didn't want to deal with all the risks of going forward," a source said.
A number of Hard Rock executives were informed the weekend before the announcement. Morton pulled the plug on the massive condo project last week, after going public.

The Majestic, a condo-hotel backed by Conrad Hilton that was planned for the site of the former La Concha Motel on "The Strip." Lorenzo Doumani stopped all sales on the project because of rising construction costs. Several Contractors were coming in with very high bids. They felt there was a greed factor going on right now and therefore all selling ceased to not under price the Condo Units. This land has been owned by the Hilton group since the 1950's. Look for this project to be built in the future. |
