Las Vegas Real estate and Henderson Homes for Sale with Las Vegas Condos

I have been selling Las Vegas real estate for many years.  I have watch the valley change greatly for all of Las Vegas real estate including Henderson homes for sale and Las Vegas condos for sale. The sweeping changes in the Las Vegas condo for sale market are just now beginning. In 2004 and 2005 Las Vegas real estate was especially hot. We had investors buying up ever Henderson homes for sale and Las Vegas condos for sale that they could get their hands on.  In 2006 the market has somewhat cooled because the investors are no longer speculating in the Las Vegas real estate market.  Their are quite a few Henderson homes for sale and Las Vegas condos for sale now that real estate speculators purchased  in the last two years and now are trying to sell.
This excess of Las Vegas real estate will not last long.  We are still having our 3rd Best year in Las Vegas real estate sales. Henderson homes for sale seem to be performing better than the average piece of Las Vegas real estate.  The Las Vegas condos are still doing well as investors have moved to these projects as they have assets their future growth potential. We also have many people from all over the world buying Las Vegas condos as second homes and investments.
The market should be changing shortly as we are still receiving between 6,000 and 8,000 new residence per month.  The job grow market still has one of the best rankings in the country and their will be over $24 billion dollars in major real estate improvements on the Las Vegas strip in the next 5 years.  That is more development than has occurred on the strip than in the last 15 years. New Mega resorts will spur another increase in Las Vegas condos and Henderson homes for sale.  It is my prediction that all Las Vegas real estate will start to see additional increases in value in late 2007 as the influx of people reduce the number on Las Vegas homes for sale.
Las Vegas real estate is running out of land according to the experts in 7 to 10 years their will be no more major tracts of vacant  land in the valley to build on.  This will lead to increased demand for the available Henderson homes for sale and Las Vegas condos.  The current increases in prices on vacant shows a growing trend towards the scarcity of land in the valley.
