Moving to a bigger/nicer home in Las Vegas

Tell Max about the homes you want to buy and sell here NOW!

Your making more money and the house you live in now seems to be shrinking around your throat! Perhaps a little nicer neighborhood and allot nicer house with some room. Weather you want a luxury Master Retreat, a Super-family room, a Guest suite with bath, maybe that dream in home office, or a big bonus room for crafts and the kids to play in.

Take a moment and think about how you and your family use your home. Where do you spend allot of your time? In what rooms? How could you improve on their uses in your new home and how would the home have to be configured to meet your needs? Now trim your ideas back as very few people in this world can afford everything they want so you need to moderate and prioritize your needs. What rooms would you need and what sizes? With this thoughtful planning your well on your way to improving your life style.

Upgrading from one home to another here in Las Vegas or from anywhere else in the country takes lots of coordination and timing. It is important to assemble the right team of people to make all aspects of this complicated task move at the proper moment. The sale of you present home should ideally be solidified while the purchase of your new home is assured of the proper delivery date to consider with your move-out from your sold home. Then you must throw in the complications of finance which generally calls for the payoff of your old house prior to the finance of you new larger residence. Now ad to that Escrow which must process your first home payoffs and transfer the monies before your second home may close. Then their are the utility disconnects and reconnects, insurance, mail, school transfers, home inspections, repair lists, time off work, preparing the old home for sale, packing, cleaning and more!

The thought of all the tasks piled on top of our regular hectic daily schedules seems daunting if not cataclysmic in nature.

Never fear, change is what makes life worth living and moving into a better home will give you years of pleasure and happiness. With a little forethought and planning we can take this monster of a project of home upgrade and resize the problem to a more workable creature.

Start with a list of everything you can think of that needs to take place for you to achieve your move. Sometimes it helps to consult with a friend or a professional such as a real estate agent for ideas concerning this list. Now take a deep breath and order these as to when the should occur. Now see if anything on the list can be done or partially done now as the more you do now is less you'll have to do when things get down to the wire and you have to make the moving men fly!

Do everything you can as early as you can on the list. The list helps you not to forget critical steps that may take you off course and cost you valuable time and money.

Here are some things you can do right now:

  • Get pre-approved with a reputable mortgage company
  • Get a realistic comparative market analysis from a real estate agent
  • Take a good hard look at your financial situation and how much more per month your really willing to spend on a home.
  • Out line what you want in your new home but don't be too specific. If you are thinking of new think also of homes that are within 5 years of new. Some come with some very nice options that are not included in new, like pools!
  • Outline your needs as far as the neighborhood is concerned and your needs for transit and shopping.

If you interested in upgrading I would be happy to help you with this process. I have tools we can use and can bring people to the tasks that can make the sale of your old home and move to your new home a much easier process.
