Las Vegas condo conversions-
These condo units are apartments that have been re-plated as condominiums. In some cases they are offered for sale as is. Generally they have been cosmetically renovated and upgraded. I am often asked what the difference will be in 5 or 10 years from now between these units and regular condos. I personally cannot see any difference. But today these seem to be a great value. Because there are so many of these projects it is impossible to list them. Please contact me and we will arrange to see some of these Las Vegas Condo communities.

Las Vegas low-rise condo's-
This group of Las Vegas condos include single story through three story buildings. With in this group are the more than 30,000 apartment conversions that are being subdivided (2005 through 2007) and sold as condo's in Las Vegas. There are also many new Las Vegas condos being built in this category such as Vantage Lofts and Parkline Lofts in Henderson, Stone Canyon near Summerlin. The list is to large to mention here. Some of these are luxury condo's in Las Vegas and some are simply normal condo's.

Las Vegas Mid-rise condo's-
This group of condo's in Las Vegas are 4 through 12 stories in height and include such offerings as Luna di Lusso and Mantova at Lake Las Vegas. In and near Summerlin are C2 Lofts, Mira Villa, Echelon. Near the Strip are The Onyx Las Vegas, Vegas Grand Anacapri, Vegas Grand Villaggio, Vegas Grand Villa d' Este, Vegas Grand Bella Venezia.On the South Strip there is Loft 5 Vegas, Manhattan, Urban Village, Boca Raton, Park Avenue condominiums. In Henderson there are The District, Vantage, Seventeenth and Vine.

Buildings over 12 stories are considered high-rise. The views of Las Vegas are beautiful and these Las Vegas condos offer spectacular scenery. High-rise condo's in Las Vegas cost more per square foot than the mid-rise to build and are therefore are a little higher purchase price per square foot. The location and views makeup for the difference in price. This group includes these properties that are on or close to the Strip or Downtown: Metropolis, Regency Tower, Allure, Newport Lofts, One Las Vegas, Panorama Towers, Sky Las Vegas, Soho Lofts, Juhl, Streamline, Club Renaissance, HUE Lofts, Pinnacle, Sandhurst, Grand View at Las Vegas, Monument, Stanhi, Wall Street Towers, Evolution, Turnberry Place, Turnberry Towers, Park Towers. The Residences at Red Rock, One Queensridge Place around Summerlin in the Northwest quadrant of the valley. Spanish View Towers in the Southwest quadrant of the valley.

This group of units can include low, mid and high-rise product. These uncompromising properties are designed to pamper and shelter their owners in total luxury. They include Turnberry Place, Turnberry Towers, Park Towers, Mantova at Lake Las Vegas, Mira Villa and One Queensridge Place near Summerlin, Spanish View Towers in the Southwest valley.

This group offers the benefits of ownership plus some nice financial possibilities. If your just wanting to use your condo for a few weeks per year or if you like the idea of living in a hotel then this is for you. These units are sold as a regular las vegas condo. You as owner have the option of contracting with the Hotel operator to rent it out and then share in the proceeds on your units rental. You can rent it out yourself and pay for maid service (out side maid service contracts are not available in all cases). Or you can just keep it for your exclusive use. Many of these units come with a locked owners closet so that you can keep some of your personal items close for when you visit. These Las Vegas Condo-hotel units are managed by professional hoteliers and may help defer some of the monthly mortgage on the unit. If you want your unit just call and book it! You pay a maid service fee to the hotel when you use your room. If you are full time and take care of your own unit their is not maid fee. Your room is not put in a rental pool. This is very important because if you have a unit with a great view then your room is more likely to be rented more often and you will receive more rental proceeds if it is rented. This group includes The Cosmopolitan, MGM Grand Residences, The Platinum, Trump Towers, Las Vegas Central, W Las Vegas, Las Vegas Cay Club, Planet Hollywood Towers, Charlie Palmer Hotel, City Center Las Vegas and Pinnacle.

01/18/2007-Two days ago the Nevada Gaming commission came out with its latest income figures for the State. Among the more obscure figures was the hotel occupancy rate of 94% in 2006 with an average rental rate of $137 per night.
