
The Coyote Springs ™ project, is planned on approximately 42,800 acres. It is located about 50 miles north of Las Vegas and is bordered on the north by the Delamar Mountains, on the east by the Meadow Valley Mountains, Nevada State Route 168 to its south, and U.S. highway 93 on the west. To drive to Coyote Springs ™ from Las Vegas use I-15 and take the U.S. 93 or S. R. 168 exit.
Approximately 13,100 acres of the project is located in Clark County. This project consists of a series of small villages featuring mixed uses with a large range of unit types, lot sizes, and densities. Planned amenities including golf courses, clubhouse facilities, parks, and an open space network linking different areas of the Coyote Springs™ community.
This Master Plan encourages the effective use of natural topography, open space, and other natural and existing features and has a set of design guidelines intended to act a a guide for construction and development of the village areas as a whole.
The development of this community is estimated to take place over the next forty-years. The developer plans on maintaining the rural character of the site by developing a series of villages with varying densities surrounded by open space. Not until the latter phases does the focus change to creating a self-reliant planned community with a full array of facilities and amenities.
