This picture perfect community uses the Spring Mountain Range and the Red Rock Canyon National Conservation Area as its back drop. Located on the West foothills of the valley. Spread over the property are major parks, golf courses, shopping centers, public and private schools, cultural facilities, an extensive trail system, medical centers. A 45,000 square foot recreation and cultural facility with 20,000 square feet of workshop space and classroom, a full court basket ball gym, fitness area, aerobics and dance area, game room and play room for the kids. With offerings like yoga, arts, crafts, gymnastics, fitness programs, martial arts, dance and senior citizen activities the Summerlin community center is truly a community focal point. On the educational front with 9 public schools and 8 private schools from preschool through high school Summerlin has it all within the community.
Summerlin is the home of cultural activity in Las Vegas. A Library and Performing Arts Center, the Donald W. Reynolds cultural Center, the Nevada Ballet Theatre all serve as the cultural cornerstone of the Summerlin community.
In May 2006 Howard Hughes Corp., developers of Summerlin revealed the results of their latest resident survey. 93% of respondents said they would be very likely to buy in the community again. More than 96% said they would recommend the community for family & friends.
SUMMERLIN SOUTH
Summerlin South is located on the west side of the Las Vegas Valley boardered by Charleston to the north, Hualapai on the east, Russell on its south, and the Red Rock National Conservation Area on its west side.
The Summerlin South Land Use and Development Guide was approved by the BCC on February 7, 1996 for a period of thirty (30) years. Individual village plans provide details on specific land uses, traffic circulation, fire stations, and locations of schools, libraries and parks. The Summerlin South development includes the following:
- Residential single family homes- 2,760 acres
- Institutional - 180 acres
- Retail/Service - 200 acres
- Right-of-Ways - 998 acres
- Residential multi-family units- 540 acres
- Open Space including golf courses - 920 acres
- Employment - 540 acres
Summerlin South Community/neighborhood is limited to a maximum of 18,000 dwelling units, three hotel/casino locations, and a maximum of 90 holes of golf. The proposed general locations of the hotel/casino sites are Town Center Drive/Charleston Boulevard, Town Center Drive/ Town Wide Arterial (future road), and Town Center Drive/Tropicana Avenue.
The Summerlin South Community will provide infrastructure improvements, public facilities, and impact mitigation including:
- 5 acres for a satellite government center
- Dedication of land for a second fire station
- Construction and dedication of a fire station
- Right-of-way dedication and excavation for that portion of the Western Beltway
- 20 acres for a planned community sports park
Summerlin South is constructing neighborhood parks which exceed the County requirements of two acres of park for every 1,000 residents.
As of 2002, building permits for 6,204 homes and 466 apartments and condominiums for the Summerlin South Community have been issued.
