What is the Advertisement and what does it cost?

"Las Vegas for sale by owners help." What is the Advertisement in and what does it cost?

The advertisement is free and currently there is no plan to change that. The reason is, this is mutually beneficial. It allows you to have another way to advertise your home and allows me to have more homes to show my clients. This also allows you the benefits of asking questions to a qualified real estate agent. All text and a photo of your house must be submitted by you in an e-mail for me to post it.

What if we want to discuss Las Vegas real estate with you, but we don't want to list?

My overriding purpose of providing this service is to associate myself with people who are involved in the purchase and sale of Las Vegas real estate. I welcome inquiries related to real estate. My best clients are those who are informed. If you would like a free no obligation consultation I would be happy to meet with you at your convenience and at a location of mutual acceptance. If you are not located in my service area, I am aligned with Realtors® all over the free world and will be happy to connect you. If you have any questions please feel free to contact me.

Are you going to bug us to list with you?

In a simple phrase "NO!". My job is many things, but it is not unwelcome solicitation. It is sufficient for me to know that you know I am a real estate agent. If you require real estate services and you would consider my services, please let me know. I have structured my business marketing such that if consumers are looking for a real estate professional they should be able to find me. Most of my business comes form repeat clients and internet inquiries. I may contact you to see how your ad is working for you or to inform you of something happening concerning your ad. You on the other hand are welcome to contact me anytime.

Why are the ads free?

It is my hope to reach and include all For Sale By Owners in the area I choose to market. It is my desire to have a complete and current inventory at all times. This is beneficial for both myself and the consumer. Without charging anything I can raise my potential profit simply by offering a free service. This also increases your potential profit. The longer a house is on the market the less it can be sold for. The more advertising for your home you invest in the quicker it will sell. With a higher inventory I expect a higher amount of traffic and hence more potential consumers. For you that also means free targeted advertising.

Can we change our ad?

As long as the request is made in writing in an e-mail, I am happy to make simple changes. All changes must be in writing. I do have policies on misrepresentation, contact information and such. These are for specific reasons and we can discuss these in further detail if you wish to call me.

How long will an ad run?

The ad will run for 60 days after it is placed online or after it is updated. The ad may be cancelled at any time by written email request. Ads will not be removed automatically. An attempt will be made to contact you approximately one week before the ad expires. All you must do to continue your ad is tell me to do so in a reply.
This next part is important. When placing an ad you agree to these terms.
1. That you will notify me within 24 hours of any significant change to the status of the house. Some examples are: the house being sold, becoming a client of another agent, a price change to the house.
2. You understand that I reserve the right to delete any ad at any time or to refuse this service to anyone with or without reason.
3. These ads are not automatically done. They are inputted manually. So they may not post the same day you send in the request form. The ad will run 60 days from the day it is posted. Also sometime soon I intend on updating the For Sale By Owner Section Again to add a search. Right now there is no search. Therefore the only way to post adds is by a form inquiry which makes the ads first come first serve. I am sorry and will try to remedy that as soon as possible.

What if we have an agent or are an owner agent?

I have a few restrictions regarding disclosure. Just as I have disclosed my affiliations I expect the same. I ask that you disclose in advance that you are already working for an agent or are an owner agent for several reasons. The primary reason is that as a Realtor®, I honor the National Association of Realtors® Code of Ethics. An important aspect of this code calls for all Realtors® to honor existing relationships between other Realtors® and clients they have a relationship with. Though this code does not require that we honor that relationship with unlisted properties, I have chosen to do so. Though non-Realtors® (Las Vegas real estate agents that are not members of the National Association of Realtors®) are not bound by this Code of Ethics, I also honor relationships with non-Realtors®. Please disclose your relationship. That said, owner agents or For Sale By Owner with agents are welcome to add their properties. Any property that is listed, however, will be removed without notice or refused inclusion. Furthermore any owner or agent included will be barred from listing on this site indefinitely. If you are going to list please give me advance notice of at least 8 hours so we may remove your ad. That way if you ever need my services again I would be more than happy to help.

Terms and Conditions
1. All communication concerning the add or removal. Changes made or changes of status must be in writing. Sent via email.
2. The ad will run for 60 days unless canceled or removed. The 60 days will start at the time the ad is posted.
3. The ad may be continued beyond the 60 days by making changes or replying to the cancellation notice sent out after 53 days of the ad being posted.
4. The user agrees to inform maxsellsvegas.com of any changes to the status of the house. Including the house being listed on another site/service or the house being sold. maxsellsvegas.com must be informed of these changes within 24 hours after the change occurs.
5. The user agrees to disclose any Realtor® or other affiliation and any listings.
6. maxsellsvegas.com reserves the right to remove or refuse any ad with or without reason.
